Key Features of Property Exchange Offer

  • The minimum required investment has to be 5 times of the stuck up amount in old property.  For Example:- The amount stuck up in the old property is 25 Lacs. The new property the client now buys from M3M has to be 5 times implying 1.25 cr shall be the minimum investment of the client.
  • The client will be offered the property in 50:50 payment scheme. That implies  if the price of the property is Rs. 1.25 cr.  The client makes any upfront payment of Rs. 62.5 Lacs initially and the balance 50% has to be paid around the time of possession.   As in the example the disputed amount was Rs. 25 Lac. Hence the client pays 62.5 lac - 25 Lac = 37.5 lac at the last payment milestone around possession.
  • The application amount shall be 10% Along with duplicate papers of the property.
  • The payment plan under this scheme shall be 50:50.
  • No assured return shall be given on the stuck up amount.
  • The assured return will be given on the payment made upfront to M3M ie. 50% @9% P.A.
  • Original papers of the disputed property will be deposited at M3M at the time of booking confirmation.
